Relief for Czar homebuyersas GNIDA de-seals project

Noida: The Greater Noida Authority has de-sealed Czar— a 1060 unit housing project by Supertech in Omicron sector. While 70% of the project has been sold, the remaining 318 units are in ready-to-move-in state, awaiting sales, according to the developer. The decision was taken after a state-level investigation on the paper work of the realty firm.

The project was sealed by GNIDA in April 2016 after the Allahabad high court had ordered a stay on construction when some homebuyers complained about alleged violation of the sanctioned plan. The builder was accused of leveraging excessive floor area ratio by constructing 1,060 flats when it was originally sanctioned only 844 units.

Officials said GNIDA ordered the de-sealing of the project on Wednesday after receiving an instruction from the state government in the wake of an investigation that found the builder to be “not guilty”.

“The paperwork by Supertech has been found to be in place and the builder seemed to have taken permission for the FAR expansion. The court ordered the project to be de-sealed and we followed its instructions,” said Deep Chandra, additional CEO of GNIDA.
The 20-acre project had initial permission for 844 flats, following which the builder had applied with GNIDA for additional purchasable FAR.

Commenting on the development, Supertech chairman RK Arora said, “This will give immense relief to the Czar customers. We fought a legal battle for over two years and finally justice has been done. 70% units of Czar project has been sold. And we plan to sell the remaining flats soon.”
